Solar compliance for real estate transactions
Missing or incorrect documentation is one of the most common causes of transfer delays. Buyers increasingly ask for proof that the solar system is safe, legal and properly registered, placing pressure on Property Practitioners to spot potential issues and prevent last minute complications.
Solar expertise for your property transaction
Solar Cluster is your parter in ensuring the property transaction you are about to complete meets with all compliance requirements. Our specialised services will help whenever there is uncertainty around the legality, registration or compliance of an existing solar system. This includes situations where the seller cannot provide proof of registration, documentation is missing or incomplete, the system was recently installed or the buyer requests confirmation of compliance. Any uncertainty about municipal requirements or other red flags should also prompt a referral.
Solar Cluster provides a streamlined professional service to Property Practitioners covering system assessment, compliance review, engineering support, municipal and Eskom applications, registration follow up and approval assistance. Early referral helps prevent delays and protects both parties throughout the transaction.

CoC vs SSEG Registration – What’s the Difference?
Understanding the difference between these two documents is essential:
Electrical Certificate of Compliance (CoC) Confirms that the property’s electrical installation complies with SANS 10142 and is safe to use. Issued by a registered electrical contractor. Covers the electrical installation. Required for electrical compliance.
Small Scale Embedded Generation (SSEG) Registration Confirms that the solar system is approved to connect to the municipal or Eskom grid. Issued by the municipality or Eskom. Covers the grid connected solar installation. Required for grid connection compliance.
A CoC does not replace SSEG registration. Most grid connected solar systems require both documents.
